Glazed Gable - Leyton
Brief: Rear and side return extension and dormer loft conversion
Budget: Undisclosed
Scope: Householder Planning Application, Building Regulations & Construction Information
This terraced Victorian property in Leyton is much larger than the typical terrace in the area which gave us the freedom to design a number of different layout options that aren’t possible in smaller properties. The key to the design was providing bike storage for the clients 5 road bikes as they are both keen cyclists. A second important factor to consider is that the garden isn’t overly large so making the internal space work as hard as possible was key to reduce the size of the extension.
The current rear line of the single storey ground floor extension of the property aligns with the extensions of both neighbours. We decided that retaining this line was the most suitable to extend to. An extension this size made it possible to fit a good sized utility/ bike store, a WC and a large kitchen and dining space.
The loft dormer has been designed to look more contemporary than the typical dormer conversion. Black slate tiles form a frame to a generous amount of glazing.
We are currently awaiting validation on the planning application for this project.
The line of the existing outrigger has meant that we could suggest a symetrical gable elevation. This elevation will have a large amount of glass which will flood the space with light throughout the day. This coupled with the geneous ceiling height will make the space a real asset to the home.
