Internally a cranked beam to support the existing outrigger. This gives the impression that the building above is floating because the beam is hidden in the roof build-up.
Large triple glazed skylights help bring light into the extension and rear room of the existing house. The decision was made to uplift the units to triple glazing to help negate solar gain in the our increasingly warm summers.
Side return extension - Walthamstow
Brief: Side Return and Rear Extension
Budget: Undisclosed
Scope: Householder Planning Application & Building Regulations
This end of terrace property was originally built as a shop on the ground floor which is why the front elevation differs from it’s neighbours on the street. The internal layout also differs slightly from the typical Victorian terrace. The property had a double dormer loft conversion completed prior to the clients purchasing the property.
The clients aspirations for the project are to create a large open plan kitchen and dining space for entertaining and family life. The existing kitchen was falling apart an inadequate for the how the clients want to use their space. The project also included essential works to the wiring and plumbing that were not done to the highest quality by the previous owners when completing the loft conversion.
Above studio also designing the neighbours extension at 84 Hartington Road which was advantageous for the planning and party wall processes. It meant that the extensions could be designed to share a single load bearing wall astride the boundary. This gains both clients internal space where usually each would be required to build their own wall solely on their land. The neighbouring extension will mirror this extension.
What sets this design apart from our other gable end elevations is the stepping bricks to the door opening. The stepping bricks balance the elevation with the off centred door which is driven by the width of a kitchen counter and maximising the door width. The gutters were also sunken into the brickwork to avoid the typical detail where they sit proud of the walls. Both of these details make the rear wall 100mm thicker which was acceptable in this case because the kitchen is a good size. The green rear doors match the kitchen colour which is a lovely detail. The coloured rear doors add an element of fun and interest to the design.
