Brief: Side Return, First Floor addition and Loft Conversion

Scope: Householder Planning Application & Building Regulations

The clients of the project approached us to design this extension with a clear design in mind. They had seen a project on Instagram that they wanted to replicate exactly.

One of the couple was a gardener and their house wall full of beautiful houseplants. We developed layout options that included an internal greenhouse/ courtyard space that would create a dapled sunlight for the centre of teh house. Ultimately we agreed that a refined design similar to their initial thoughts aligned the most closely with their needs however the exercise was invaluable in the decision making process.

We submitted a householder planning application and are awaiting a decision from the council.. The council has recently granted permsiion for similar scheme on the road and with that in mind we are pressing on with the building regulations work as we can be reasobaly confident of gaining approval.

The design was a true side return extension as the rear line of the property was being retained. The proper benefitted from having an existing pitched roof to the rear single storey element meaning a generosity to the ceiling height of the side return space could be achieved without pushing the planning permission boundaries. The elevatiosn and sections below illustrate this point.
