The owners of a ground floor property in Leyton approached us with the hope to transform their ground floor one bed into a two bed property. The clients had initially mistook us for a building company however once we had spoken, clarified we were architectsand discussed the scope of the project we decided that our input would be required nonetheless.

There is a huge range of property types in Leyton and this property benefits from the rear of the property getting wider at the garden facing elevation. The current layout has two room accross the rear elevation, a bathroom and kitchen, and a dining room connecting these to the main body of the house.

We proposed two options: the first a simple switch of the use of the spaces removand the second removing all of the internal walls and rebuilding them in new locations. The choosen option rearranges and consolidates the existing spaces with a small amount of structural work to the internal walls. We were able to create a second bedroom and create a large dine in kitchen.

We are currently tendering the construction information we have prepared to select builders which we have suggested. The clients aim to start the build in the spring.
