Brief: Internal reconfiguration and restoration of a Victorian Mid terrace Abraham flat
Budget: £75,000
Scope: Planning Application, Building Regulations & Project Management
The brief for this project was to fully renovate and reconfigure a dated and unlivable ground floor one bed maisonette. The client hoped to convert the property into a two bedroom property by more efficiently using the floor area.
The first iteration of our design included a side return extension to the rear for which we successfully gained planning permission. Unfortunately extending the property became unfeasible for a number of reasons. Instead the client chose to proceed with a complete renovation and reconfiguration which still enabled the creation of a second bedroom.
Our design created a second bedroom by building the bathroom and kitchen into the space of the existing kitchen. This allowed the conversion of the bathroom to the rear into a small double bedroom. A second toilet was retained attatched to the second bedroom which is unusuable and desirable addition in small property.
We were able to convince the client to switch the living room from the front of the property to the garden facing room. By introducing large double doors the room is flooded with sunlight in the summer due to the South orientation of the rear of the property.
The client wished to achieve a high specification whilst retaining, restoring and reintroducing Victorian period features. Working closely with the builder we were able to deliver an extremely high standard of finish.
