The owners of the first floor flat in this mid terrace gable end Victorian property approached us to design their loft conversion as the ‘all-in-one’ companies they had approach did not want the project due to the complexity. In our experience these companied will only take on projects where the works will fall under permitted development.
The property has an existing loft space which has been poorly converted into a room with spiral stair access from the living room. The existing space lacks proper insulation so doesn’t function as a usable space for the parts of the year with extremes of weather.
Intially the clients approached us with the scope of converting the existing loft space into a fully insulated room with proper access from the main stair. We advised that with their budget they would be able to also convert the roofspace above the outrigger of the property into a third bedroom and shower room. We would not have advised this were feasible had the existing spaces in the property been suitable for a three bedrrom flat; the kitchen and living rooms are large spaces.
We have submitted the householder planning apploication and are awaiting a decision. We have also prepared the building regulations information at risk as there are project specific time constraints.
